Mandeville Coverage
Mandeville Neighborhoods We Serve
Mandeville is more than one neighborhood. Each subdivision and historic pocket has its own HOA rules, soil profile, and project mix. Here is where we pour and what we usually pour there.
Old Mandeville
The historic core along the lakefront, full of cottages, bungalows, and live-oak-shaded streets. Projects here are often replacement driveways for older homes, broom-finish walks, and wood fences that match the period architecture. Lot sizes are typically smaller than newer subdivisions, and many pours require wheelbarrow access from the street.
Beau Chene
Gated golf community on the west side off Highway 22. Larger lots, established landscaping, and HOA architectural review for any exterior change, driveways and fences included. We coordinate with the HOA and follow approved plans on every project inside the gates.
Tchefuncte / Tchefuncte Trace
Estate lots along the Tchefuncte River and the surrounding trace neighborhoods. Higher water tables on the river side mean extra base prep and careful drainage planning. Several of the riverfront properties also need permission from the Corps for any work close to the waterway.
Lewisburg
South of US-190 between Old Mandeville and Madisonville. Mix of older homes and newer custom builds. Common projects are pool deck pours, full driveway replacements, and privacy fences along the back property line where lots back up to wooded buffers.
Sanctuary / Northpark / Bedico Creek area
Newer master-planned communities north of I-12. Subdivision HOA rules vary, but most require design submissions before pour day. We pour standard residential 4-inch driveways, patios, and shed slabs on a regular basis throughout these developments.
Highway 1088 / Bayou Lacombe corridor
Larger rural and semi-rural lots east of town heading toward Lacombe. Common work includes long driveway extensions, RV and boat pads, equipment sheds with concrete slabs, and chain link or wood fencing around acreage. Truck access is usually easy, which keeps labor costs down.
Local Conditions
Soil, Drainage, and Climate on the North Shore
Pouring concrete in Mandeville is not the same as pouring it in Slidell or Covington. The lake is closer, the water table is higher, and the soil shifts between sandy loam near the shore and heavier clay further inland. Concrete that ignores those facts cracks early or settles unevenly.
On lakefront lots and lots near a bayou, we build the packed gravel base up from the standard 4 inches to 6 inches. We also slope every pour so surface water runs toward the natural drainage paths, not back toward the house. On clay-heavy inland lots in Sanctuary and Northpark, we dig out more topsoil and bring in clean fill so the slab sits on stable ground.
Hurricane season runs June through November, and we schedule pours to keep fresh concrete out of the path of any named storm landing within 48 hours. Summer pours start early to beat the afternoon heat and any pop-up thunderstorms. Most of our larger Mandeville projects land in the fall-through-spring window when the weather cooperates and finishing time is on our side.
- High water table near the lake: Extra base prep and elevated pours keep slabs dry.
- Clay subgrade inland: Deeper excavation and select fill prevent settling.
- Live oak root zones: Walks and patios routed around major roots, not through them.
- HOA architectural review: Color and pattern submissions handled before pour day in Beau Chene, Sanctuary, and Northpark.
- Hurricane-season scheduling: Pours planned around named-storm forecasts during June through November.
- Summer heat management: Early starts, retarder admixtures, and same-day curing compound on hot pours.
Recent Work
Recent Mandeville Projects
A sample of recent residential work across Mandeville. Project details have been generalized to protect homeowner privacy.
Driveway Replacement, Old Mandeville
Removed a heavily cracked 1960s-era driveway on a tree-shaded lot near the lakefront. Demoed the existing 3-inch slab, brought in 6 inches of compacted base to compensate for soft subgrade from decades of standing water, then poured a 4-inch reinforced replacement with control joints to match the original pattern. Total turnaround was four working days including curing time.
Patio and Walkway, Beau Chene
New 380 square foot rear patio off the lanai of a golf-course home, tied into the existing pool deck on one side and a paver walkway on the other. We matched elevations across all three surfaces to keep drainage flowing away from the house, poured a 4-inch reinforced slab with control joints sized to the layout, and finished it with a clean broom texture. Coordinated the plan through the HOA architectural review board before the pour.
Wood Privacy Fence, Tchefuncte Neighborhood
About 220 linear feet of 6-foot cedar privacy fence along two sides of a riverfront lot. Set posts in concrete 30 inches deep to handle the wind exposure off the open river, with pressure-treated runners and cedar pickets. Coordinated layout with the homeowner's surveyor to confirm property line placement before any holes were dug.
Shed Slab and Wood Frame Anchor Set, Lewisburg
12x16 reinforced 5-inch slab for a homeowner-built workshop. Vapor barrier under the concrete, rebar grid throughout, and J-bolts set during the pour to match the manufacturer's framing plan. Pour day was a morning, slab cured for seven days, and the homeowner had walls up the following weekend.
"They navigated our HOA requirements without any issues. Fence looks beautiful."
Greg D. - Beau Chene, Mandeville
"Professional from start to finish. Our new driveway is the best on the block."
Amy & Rick S. - Mandeville
